1- What is the minimum stay?
Normally there is a minimum 3 night booking requirement.
If we accept less than 3 nights, the renter will be charged the cleaning fee (30,000 pesos).
2 - How do I make a reservation?
There are a number of easy steps to make a reservation:
1.Select the apartment you like.
2.Send an e-mail to John Duque, property manager, at duque.john@yahoo.com and request that apartment for the dates you wish to stay: specify your check in night, your check out day and your party size.
3.We will contact you within 24 hours to confirm availability and price.
4.You must confirm your reservation by Paypal by sending the reservation deposit of 10% and the security deposit of $300 USD. You can pay directly to the following email address via Paypal (rich@firstamericanrealtymedellin.com).
5.Within 24 hours you will receive by e-mail a confirmation of your booking.
Notes:
Your reservation will not be held until you make the initial 10% reservation payment.
The remaining balance must be paid in CASH (in Pesos) upon your arrival or the next day if arriving late.
Remember besides your reservation deposit you are required to pay a security deposit of $300 Dollars via Paypal (or cash). We will keep the deposit during your stay and it will be returned to you after your departure if there are no pending cleaning fees or any damages to the apartment. * Paypal - A 3% processing fee is added to cover Paypal processing, transactional, and cross border fees as well as exchange and banking costs.
3 - How much do I have to pay to make the reservation?
To confirm a booking, a reservation deposit of 10% of the total price quoted for the entire duration of your stay is required. The remaining balance shall be paid by the client in CASH (pesos) upon arrival. For late arrivals we will collect the balance of payment the following day. Besides Paypal you can also pay your reservation deposit in cash.
4 - How and when do I pay the remaining balance?
The remaining balance is payable on arrival at the apartment in CASH (Pesos). It is required to pay the balance in Colombian pesos calculated at the daily rate of exchange. We will calculate the dollar/peso amount using www.xe.com on the day of arrival. You may obtain pesos by using ATM’s or money changers (i.e., at Oviedo Mall in El Poblado). We do not recommend changing money at the banks as they are more expensive.
5 - Do the prices include taxes?
Yes.
6 - Can I cancel my reservation?
If you do need to cancel a reservation, please contact us as soon as possible and we will do our best to re-book the apartment. The initial 10% reservation deposit is non-refundable unless the cancellation is made 30 days prior to your ETA. There are no exceptions to this rule.
As a general rule, we do not refund the Security Deposit on cancellations with less than one weeks notice. In those cases where you give us notice in advance, every effort will be made to re-book the apartment and if a new booking is found for the same rental period a full refund of the Security Deposit will be issued. We will deduct from the Security Deposit the cost of days that remain un-booked to the maximum value of the Security Deposit based on the daily rate of the apartment.
After the client has already used the apartment they are not subject to any kind of rental refund and the client will be responsible for the total rental amount. In those cases however, the Security Deposit is refunded less any loss, damage or cleaning charges.
7 - How and when do I get the keys to the apartment?
Please let us know as soon as possible your estimated arrival time or if someone else will be picking up the keys on your behalf. There will be an envelope with the keys, welcome letter and an invoice for the balance waiting for you at the front desk of the building when you arrive. Also if you use the airport pickup service of one of our real estate sales agents, he will have the keys with him and can assist you with your check-in. 8 - What are the check in and checkout times?
Check in: 2:00 PM onwards. This allows us enough time to properly clean the apartment before the next arrival. If our maid is not done, you can put your bags in one of the rooms and go out for a quick lunch or coffee.
Check out: 12:00 PM
Normal check out time is 12:00 PM. Please request late checkout prior to arrival and we will try our best to accommodate your needs.
9 - What is the maximum occupancy?
The maximum occupancy varies per apartment. Please take note of the maximum occupancy listed in each apartment. You are responsible for not exceeding the maximum occupancy and you can be asked to leave the property if you overlook this requirement or an additional charge may be incurred. Remember that owners get feedback from the doormen and they will report any excess tenants.
10 - Are there extra charges for utilities?
No, there are no additional charges for gas, electricity or water unless negotiated separately for long term leases.
11 - How often are the apartments cleaned?
The rental includes the initial cleaning just prior to arrival and check out. If you need an additional cleaning service the charge is 30,000 pesos and such service can be arranged.
* may be a charge if the apartment is left excessively dirty. We expect you to leave the apartment tidy without any excessive cleaning necessary. Additional cleaning charges may be added i.e., if there is a cigarette smell inside the apartment.
12 - Are bed linens and towels provided in the apartment?
Yes, bed linen and towels are provided in all of our apartments.
13 - What happens if I break something?
Please call John at 311-767-2038 as soon as possible to assess the damage. We will do our best to try and fix or replace the items and reach a decision whether there is any charge incurred. Along with the welcome letter you will receive a copy of the apartment inventory which you can check for accuracy when you arrive. Every item is listed along with its replacement value. It is in your best interest to report damage while you are there so you know exactly what will be charged. It is easier to discuss damages while you are here as opposed to after you return home.
14 - What if I need help or information during my stay?
There will be a member of First American Realty staff available to answer any of your questions during regular business hours (9 am -5pm). Outside business hours you can also contact us in a case of emergency. The number for John 311-767-2038 or e-mail duque.john@yahoo.com
15 - Are pets allowed?
If you have pets, please specify as such on the availability request form. In general pets are not allowed, but exceptions may be made to this rule. If you are planning of bringing your pet with you, please do not forget to make note of it in the request form.
16 - Do the apartments have telephone?
All the apartments have telephones and local calling is provided free of charge. Local lines are blocked to cell phone numbers. We suggest you buy a cell phone ($40USD) while in Medellin. You can load the cell phone with pre-paid cards which are available to purchase everywhere including supermarkets. Just tell the cashier your cell phone number and how much you wish to pay for minutes. It takes less than a minute to buy minutes.
17 - Do the apartments have Internet access?
All of our apartments have Internet access. In most cases a PC with broadband access, but in some cases a wireless or physical connection. Please check the particular information for each apartment to be sure.
18 - Do the apartments have a safe to guard my valuables?
Most Apts have a safe but in the near future all of our Apts. will have safes. Please check the apt. amenities list on our web page.
19- Do the apartments have car parking spaces?
Most of our apartments have private parking. Please check the item list, so if you are planning to hire a car during your visit or if you wish to receive visitors you will have somewhere secure and free to park. All apartment complexes also have large visitors parking areas. If you would like to hire a car during your visit, we can recommend several quality rental car companies in Medellin.
20 - Can I bring guests back to the apartment?
Once you have arrived at your apartment, it is literally your home away from home. Guests may visit you in the apartment as many times as you like, whenever you like, without additional cost. If you have a guest for your entire stay you will be subject to additional payment. Contact John Duque in our office if you have any questions. Please keep in mind when entertaining to keep the noise to appropriate levels especially during the week out of respect for your neighbors. Also see Code of Conduct in all the Apts.
21 - Can I have a party in the apartment?
No. There are plenty of bars and clubs in Medellin; your apartment is not one of them. From Sunday to Thursday, after 10PM, its important that you maintain a respectable level of noise from music and television and noise in general. During the weekends, please maintain a respectful volume of noise after 12PM. By closing the balcony doors you can lower the level of noise going outside and to other apartments significantly. We reserve the right to deduct money from the Security Deposit if we receive complaints about the noise or inappropriate conduct. We reserve the right to evict all renters from the property who, in our opinion, are not suitable as clients of F.A.R.M, due to unreasonable behavior, damage to the property, causing repeated annoyance or offence to adjacent properties/neighbors. In such cases of eviction, no refund will be given under any circumstances.
22 - Can I smoke in the apartments?
No. All of our apartments are strictly non-smoking except on the balconies outside. Extra cleaning expenses will be deducted if the apartment is left with linen or furniture smelling of cigarettes. Please check which Apts. come with balconies or terrace.
23 - Is there hot water in all the apartments?
Yes
